Growth & Outlook
Downtown Austin's office market remained active through 2026. Google occupied an 804,000-square-foot tower that had sat empty for three years, IBM began a $40 million renovation of Meta's former 320,000-square-foot Domain 12 building (expected complete by July 2026), and TikTok expanded to six floors at 300 Colorado Street. Amazon leased an additional 330,000 square feet and is hiring for more than 2,000 additional corporate and tech roles. The Waterline tower at 98 Red River Street became the tallest building in Texas.
Austin Transit Partnership is finalizing design on the voter-approved Project Connect light rail line — 9.8 miles connecting downtown to North, South, and East Austin with 15 stations — with construction targeted to begin in 2027. The measure includes $300 million set aside for housing near future transit lines.
The city's HOME ordinance (Phase 1 adopted December 2023, Phase 2 adopted May 2024) reduced minimum lot sizes and allowed more housing types in areas previously zoned single-family only, increasing the amount of housing that can be built within Austin's existing city limits.
