Growth & Outlook

Provence is expanding with up to 1,600 additional home sites across 910 acres, on top of roughly 650 home sites originally planned, in a $126 million second construction phase.

In February, City Council unanimously approved a request for development proposals to bring the city's first workforce housing for essential workers to roughly 22 acres of city-owned land along Bee Cave Parkway, working with JLL to solicit proposals.

Hill Country Galleria remains the area's primary retail and dining hub, anchored by Whole Foods, Dillard's, and Dick's Sporting Goods alongside dozens of specialty retailers.

Market Analysis

Bee Cave's housing market is showing as a buyer's market this month, a shift from where it sat last month. The composite score is -2.1 now, down from -1.35 — worth a real caveat, though: Bee Cave is a small market, and only three homes closed in July. A shift built on that few sales can move around a lot from one month to the next, so treat this month's read as directional, not definitive.

The more reliable signal here comes from the active listings, since that's a bigger pool to work with. About 55% of everything currently for sale has had at least one price cut, and homes are averaging around eight weeks on the market before they sell. About a third of what closed went for asking price or more.

With so few closings to work with, we're not going to lean hard on the exact sold-price trend this month — the sample's too thin to draw a real conclusion from. What we can say with more confidence: there's meaningful price-cut activity across the active inventory, which points toward some buyer leverage even if the exact composite score bounces around while sales volume stays this low.

For Buyers

Lean on the bigger picture here rather than any single closed sale — with over half of active listings already showing a price cut, there's real room to negotiate even though only a handful of homes closed last month. Don't let a thin month of sales data talk you out of a fair offer.

For Sellers

With this few closings, comps are going to be thin — lean on a broader set of active listings and recent history rather than just last month's sales when setting your price. More than half your competition has already cut once, so price carefully from the start.
