Located on the north shore of the lake, the community is known for its miles of shoreline, abundant parks, golf courses, and easy access to boating, fishing, kayaking, and hiking. While it feels worlds away from the bustle of the city, Lago Vista still provides a practical commute to Austin and neighboring employment centers.

Homes in Lago Vista range from cozy cottages and golf course properties to custom homes with breathtaking lake and Hill Country views. The city continues to attract buyers looking for a full-time residence, a weekend getaway, or simply more time outdoors surrounded by nature. With its relaxed pace, welcoming community, and year-round access to outdoor adventure, Lago Vista offers a unique opportunity to experience the best of lakeside living in Central Texas.

Growth & Outlook

City council approved a residential subdivision at Turnback Ranch with up to 349 homes and a 34-acre public park, with development planned at a pace of about 96 homes per year — the first homes available in 2026 and full build-out by 2029. At full build-out, the project is estimated to generate about $7.4 million in annual property tax revenue and $1 million in annual sales tax revenue.

The city's Capital Improvement Plan includes wastewater treatment plant upgrades, street and drainage projects, and water supply expansion to support continued growth. Lago Vista ISD enrollment is projected to reach approximately 2,500 students.

Market Analysis

Lago Vista's housing market is leaning toward buyers, having moved back toward the middle since last month. The composite score is -1.25 now, up from -1.65 last month.

About 43% of homes that closed in July went for asking price or more, and the typical sold home spent around eleven weeks on the market. Close to 57% of what's currently listed has had at least one price cut. There's about six and a quarter months of supply on hand at July's pace of sales.

Prices held close to flat month over month, down under 1% from June, but down about 11% from a year ago — the more meaningful move is that year-over-year pullback. Thirty homes closed in Lago Vista in July.

For Buyers

You've got solid leverage — close to 57% of active listings have already had a price cut, and homes are taking around eleven weeks to sell, so there's time to be selective and negotiate.

For Sellers

Price with July's numbers in mind rather than a year ago, given the pullback since then. A little over 4 in 10 homes are closing at or above asking, so a realistic price from the start gives you the best shot at a clean sale.
