Growth & Outlook

The District, a $500 million mixed-use development on 65.5 acres by Mark IV Capital, has broken ground on its first vertical phase. At full build-out (targeted 2039), it's planned to include more than 1,500 multifamily units, 150,000 square feet of retail, and 2 million square feet of office space. Origin, a seven-story, 316-unit apartment building with 23,000 square feet of ground-floor retail, is under construction with delivery expected in 2028.

Flex opened a 150,000-square-foot solar microinverter manufacturing facility in Round Rock expected to support up to 1,200 jobs. The city's employer base includes Dell Technologies, Emerson Automation Systems, TECO-Westinghouse, St. David's, Ascension Seton, and Baylor Scott & White.

Round Rock's housing market is leaning toward buyers, but it's shifted meaningfully back toward the middle over the past month. The composite score is -0.65 now, up from -1.25 last month.

About 38% of homes that closed in July went for asking price or more — one of the stronger at-or-above-asking rates in the area — and the typical sold home spent around seven and a half weeks on the market. A little over 54% of what's currently listed has had at least one price cut. There's about four and a half months of supply on hand at July's pace, keeping this a buyer-leaning market without being a steep one.

Prices are close to flat month over month, up about 1% from June, but down roughly 7% from a year ago — the more notable move here is the year-over-year pullback. A little over 100 homes closed in Round Rock in July.

For Buyers

You've got decent leverage, with over half of active listings already showing a price cut, though the at-or-above-asking rate here is higher than a lot of nearby markets — good homes priced right aren't sitting untouched. Give yourself around seven weeks of patience and negotiate where the data supports it.

For Sellers

Round Rock is treating well-priced listings better than most of the surrounding area right now, with nearly 4 in 10 homes closing at or above asking. Price it using July's numbers, and you're in a reasonably strong position to find your buyer within about two months.
